	<description>T'aint no such thing as a home appreciation rates in the glorous Country-state of Texas - blue moon. Its a sad story - too much land, too little interest in cities - and the real estate craze just hasn't breached our boarders. And good thing! Home prices are still low as a dog and we can still create home equity loans off our own blood and sweat. 

Workin' hard for home equity loans 
In a state by state comparison Texas came in dead last in home appreciation rates - 3.81% increase in '04 - but we first when it comes ta quality home equity loans - yeeeehaw! Home equity means something in Texas, it means hard work and a never-ending battle with mother nature! We ain't like them sissy states Florida and Hawaii, we create our own equity and get tough on mortgage payments: 

we keep a steady hand on 'em monthly payments, and we build up our equity slow like
we think twice about what we use our home equity loans for - home improvements, cattle investments, oil, anything that is guaranteed to turn a profit or increase the value of our structure. 


You see, appreciation rates are more a measure of land value than your actual home, so our home equity loans are more stable and hard, a measure of what we put in rather a gift-horse from big brother.  

Kick 'im in the teeth
Don't take no chances with Texas home equity loans - we just ain't got that luxury. And who needs it? Home equity financing is all speculation, and I don't trust no yankee judgin' the value of my land.
